Disston Mansion Adaptive Reuse transformed a historically significant building at 1530 N. 16th Street in Philadelphia into a modern residential apartment community while preserving its architectural character. Listed on both local and national historic registers, the approximately 28,000-square-foot building spans a habitable basement, three upper floors, and a finished attic. The project included a full interior renovation, a third-floor addition, and the installation of a new elevator. Unitas Engineering provided complete mechanical, electrical, plumbing, fire protection, and fire alarm engineering services, designing entirely new building systems following the removal of existing infrastructure. Special attention was given to highly coordinated, minimally invasive system routing to protect ornate historic finishes and interior detailing. The completed renovation delivered 28 residential units, building amenities, and utility spaces, supported by permit-ready construction documents tailored to the unique requirements of a historic adaptive reuse project.
